The tenancy cannot be ended earlier than the date fixed except in three circumstances:  both parties agree in writing;   there are special circumstances such as the tenant is fleeing family violence or the tenant has been assessed as requiring long-term care or has been accepted into a long-term care facility; or as ordered by an arbitrator. If the landlord/property manager provides the New Form within 30 calendar days after the tenant began withholding rent, the tenant must pay the rent withheld. However, if the landlord/property manager does not do so, the tenant does not have to repay that rent. The tenant can only withhold one month's rent. After one month has elapsed, the tenant must continue to pay rent for the rest of the term of the lease—even if the landlord/property manager never provides the New Form.
The landlord may not change the terms of the lease during the lease period (whether a week, a month, or a year). If the landlord tries to change the terms of the lease for the next period, the tenant has 2 options. The tenant may either accept the changes and continue to live at the premises, which will then renew the lease on the new terms, or give proper statutory notice to terminate the lease.
A: The grace period is a short period (typically 3-5 days) after the rent due date. During this time, the tenant can still pay the rent without being charged a late fee. As long as the tenant pays the rent before the end of the grace period, then a late fee will not be charged. Some states regulate the length of the grace period. In other words, the landlord must not charge a late fee for late rent for a certain number of days. Please check your state and local law to make sure your grace period is within the correct time period. Follow these guidelines if you aren’t sure what to do when the rent is late.

Section 14. The staff or the building manager may enter the Premises at any time in the event of an emergency. Any waiver by the Landlord of any failure by the Tenant to perform or observe the provisions of this Lease will not operate as a waiver of the Landlord's rights under this Lease in respect of any subsequent defaults, breaches or non-performance and will not defeat or affect in any way the Landlord's rights in respect of any subsequent default or breach.
If there is late payment by the tenant the landlord has a couple of options. Firstly, they may accept a late fee for the delay in payment. Secondly and depending on the laws in the State, the landlord may give an official Notice to Pay or Quit stating the landlord has the right to terminate the lease if the tenant does not pay by the end of the time-period stated.

Lease Term – This is the length of the lease. Most long term lease arrangements are at least 1 year but some terms can be month to month. Security Deposit – This is the mount of deposit the landlord collects upfront before the renter moves in. The security deposit is usually 1 to 2 times the amount of the monthly rent and is returned to the tenant at the end of the lease term if nothing has been broken or damaged. 19.3 Our performance under any Contract is deemed to be suspended until the event of force majeure continues (the “Period”), and we are entitled to an extension of time for performance equivalent to that Period. We will use all reasonable means at our disposal to end the event of Force Majeure and/or find a solution by which we keep our commitments and obligations under the Contract, despite the event Force Majeure. The Standard Lease applies to most residential tenancies in Ontario, including leases of condominiums, single-family homes and units in apartment buildings. The Standard Lease does not apply to commercial properties, residential sub-tenancies, as well as tenancies involving student residences, retirement homes, land lease communities and other property types that are exempt from the RTA. A lease with a fixed end date gives certainty of term for both the landlord and the tenant. It specifies the exact day the tenancy will end. The advantage here is that neither party has to give notice to terminate the lease, it simply ends on the specified date. During a fixed term lease the landlord cannot increase the rent, or change any other terms of the lease unless he specifically reserves the right in the agreement, and the tenant agrees to the changes.
