The lease should be reviewed for early termination clauses that allow for it to be broken with no penalty. If no clauses are found, the tenant may attempt to have legal clauses added to allow for the lease to be broken without penalty. Clauses are provided at the discretion of the landlord, or property management company if acting on the behalf of the best interest of the landlord. Dependent on the reasons for the tenant to break the lease, some states provide options that would not hold the tenant liable even when not stated in the Standard Residential Lease Agreement.

The Parties will use reasonable efforts to maintain the Property in such a condition as to prevent the accumulation of moisture and the growth of mold. The Tenant will promptly notify the Landlord in writing of any moisture accumulation that occurs or of any visible evidence of mold discovered by the Tenant. The Landlord will promptly respond to any such written notices from the Tenant.


From the tenant's perspective, the advantage to this kind of lease is that they don't have to pay the purchase price up front. If the Tenant cannot qualify for a loan, then they have the option of purchasing the property at a later date when their finances are more secure. In addition, the purchase price may be fixed, so the tenant does not have to worry if the real estate market fluctuates.
A: If the housing was built prior to 1978, the lease/rental agreement will contain a disclosure page on lead-based paint and/or lead-based paint hazards. Typically, renting a room or a basement suite means you are sharing an accommodation with the landlord. A basement suite is a self-contained dwelling unit complete with its own kitchen, bathroom, and living area. Most tenants of a basement suite use a separate entrance to enter the house than the rest of the occupants. If you rent a room, you will likely share either the kitchen or bathroom with the landlord or other tenants.

A typical rental is either annual or month-to-month, and the amount of rent may be different for long-term renters (because of lower turnover costs). Leaving a long-term lease before its expiration could result in penalties, or even the cost of the entire agreed period (if the landlord is unable to find a suitable replacement tenant, after diligent pursuit). If a tenant stays beyond the end of a lease for a term of years (one or more), then the parties may agree that the lease will be automatically renewed, or it may simply convert to a tenancy at will (month-to-month) at the pro-rated monthly cost of the previous annual lease. If a tenant at will is given notice to quit the premises, and refuses to do so, the landlord then begins eviction proceedings. In many places it is completely illegal to change locks on doors, or remove personal belongings, let alone forcibly eject a person, without a court order of eviction. There may be strict rules of procedure, and stiff penalties (triple damages, plus attorneys' fees) for violations.
When writing a residential lease, it’s best to have the terms of the agreement fully negotiated between the landlord and tenant. After a verbal agreement has been established, the parties may pursue creating a written agreement by using a template that contains the language needed in accordance with the governing law of the State the property is located.
Lease Term – This is the length of the lease. Most long term lease arrangements are at least 1 year but some terms can be month to month. As a landlord, it is important to have any lease term end in a seasonally beneficial time period so if the tenant does not renew, you can find a replacement relatively quickly. The best month to have your lease renew is during the typical moving months of June, July and August. If you fail to renew the lease, most state rental laws say that the contract then goes month to month.

MCW shall not be responsible in case of delay in delivery. No shipments will be initiated between Friday afternoon and Sunday evening, as well as Canadian Statutory Holidays. Ownership of and risk to the goods is transferred from MCW to you when goods are received by the carrier. Goods travel at your own risk. A lease agreement is beneficial for many reasons. It clarifies the obligations of both parties during a residential tenancy so each person knows what is expected of them during the rental relationship. For example, the tenant may be responsible for paying rent on the first of every month, while the landlord is expected to keep the property in good condition.
The lease is mutually beneficial. A tenant can't stop paying rent or vacate the property during the lease term — this is a violation of the agreement. Likewise, the landlord can't arbitrarily force the tenant to move. If my sister moves to town, for instance, I can't evict one of my tenants for the sake of giving that space to a family member. The tenant has secured it with a lease. My hands are tied.
Your Order will be processed no later than 5 (five) business days following the day the Order was confirmed and paid for on the Site. In case of unavailability of the product ordered, including due to our suppliers’ stock shortage, you will be informed as soon as possible and you will be able to cancel the Order. Because this is a complicated situation, you may wish to contact a qualified lawyer in your jurisdiction, especially if large sums of money are involved. You should inform your landlord immediately of the situation, so it cannot later be claimed that the landlord suffered losses as a result of not knowing that you were not going to move in. You may also wish to contact your local Residential Tenancies Board or government agency who oversees landlord/tenant disputes to find out the extent of your liability, which may or may not be limited by statute.
Additional occupants: The agreement may include a term restricting the number of occupants in a rental unit or requiring the landlord’s permission before additional occupants can live in the rental unit.  If additional occupants are added, a landlord can only increase the rent if the tenancy agreement includes a term allowing the rent to vary based on the number of occupants or the parties all agree to sign a new tenancy agreement.
