Assignments and subleases both occur when the tenant gives his/her rights under the lease to a third party. A sublease or an assignment typically requires the consent of the landlord. An assignment occurs when the tenant gives to a third party all of his or her remaining rights under a lease for the entire term of the lease. If a tenant assigns property and the landlord consents to the assignment, that tenant no longer has any rights to the property nor any obligations to the landlord. In a sublease the tenant can transfer a portion of the leased space (e.g. a room in a house) or a portion of the tenancy (e.g. for 5 of the remaining 6 months of the lease) to a third party. The original tenant retains whatever rights under the lease he or she has that were not transferred to the third party, and also retains most of his or her obligations under the lease. Typically, the original tenant can still sue and be sued by the landlord for lease violations.

A: In the event the Tenant defaults by any reason other than failing to pay rent (i.e. having a pet if not permitted or breaking any other rule specified in the Agreement), the Landlord may give written notice to the Tenant to terminate the agreement. If the landlord fails to provide the Standard Lease within 30 days after the renter has begun withholding rent, the renter does not have to repay the one month’s rent that was withheld.

As of April 30, 2018, landlords of residential rental property in Ontario will be obligated to use a new government-issued standard lease template (the “Standard Lease”) for all new residential leases. Requirements relating to the Standard Lease are contained in new Section 12.1 of the Residential Tenancies Act, 2006 (the “RTA”) and related regulations.
From the tenant's perspective, the advantage to this kind of lease is that they don't have to pay the purchase price up front. If the Tenant cannot qualify for a loan, then they have the option of purchasing the property at a later date when their finances are more secure. In addition, the purchase price may be fixed, so the tenant does not have to worry if the real estate market fluctuates.

A lease with a predetermined end date, usually called a fixed term lease, is when the tenant agrees to rent the property for a certain period of time at a fixed price. This type of lease uses calendar dates to specify the start and end of the lease. At the end of a fixed term lease, the landlord and tenant can sign a new lease with updated dates and information or move on.
It is acknowledged that the Landlord is not liable for these occurrences. It is acknowledged that the Tenants’ insurance policy shall solely indemnify the Tenant for any losses sustained. Tenants’ failure to maintain said policy shall be a complete waiver of the Tenants’ right to seek damages against the Landlord for the above stated losses. The parties acknowledge that the premises are not to be considered a security building which would hold the Landlord to a higher degree of care.
A: The pet policy should clearly outline the type of pets that are allowed (if any), how many of each type, and the expected care and cleanliness to be maintained if a tenant will keep a pet on the premises. You can also specify any rules regarding the pet and whether you have the right to change the pet agreement as long as you give proper notice (at least 30 days).

In most jurisdictions, there is a minimum period of notice required by statute. The lease can specify a notice period longer than the legal minimum, but it cannot specify a period shorter than the legal minimum. If it does, the legal minimum notice will still be required. You should consult the governing statute for these legal minimums as they will vary according to jurisdiction and the type and length of the lease. To review the legislation on the notice period, check the links under the location of property area on the questions page.

There will certainly be a requirement to show a driver's license, and only those drivers appearing on the contract may be authorized to drive. It may include an option to purchase auto insurance (motor insurance, UK), if the renter does not already have a policy to cover rentals—another important consideration for multiple drivers. Some agencies may even require a bond payable if the car is not returned in order, often held in the form of a credit-card authorization—voided if the car is returned per agreement. A renter should be advised that he or she will be responsible for any parking or traffic violations incurred upon the vehicle during the rental period. There should also be advice on handling thefts, accidents, break-downs, and towing.
A landlord is required to deliver the dwelling in "good habitable condition" and the tenant is required to leave the dwelling  in "good habitable condition." In between, it is the landlord's responsibility to maintain upkeep. Request repairs to the super/janitor, where applicable, and, if needed, then follow up with the landlord. If there are neglect disputes, especially regarding urgent repairs follow up with the Regie.
