This Colorado Lease Agreement (hereinafter referred to as the "Agreement") is entered into on this ______ day of ____________, 20____ (the "Effective Date"), by and between _____________________________________________________________________________ (the "Landlord") and ______________________________________________________________________________ (the "Tenant(s)").
WHEREAS, the Landlord is the rightful owner of the premises located at ___________________________________________________________________ (the "Premises") in the State of Colorado; and

NOW, THEREFORE, in consideration of the premises and the covenants herein contained, the parties hereto agree as follows:
The Landlord hereby leases to the Tenant(s) the Premises as described above, together with any appurtenances, for the term specified, subject to the terms and conditions set forth in this Agreement.
The Tenant(s) agrees to pay the Landlord a monthly rent of $__________, payable in advance on the first day of each month. The first month's rent is due on or before the lease commencement date.

This Agreement shall be governed by and construed in accordance with the laws of the State of Colorado.
